Malta has no Rightmove — it has dozens of agencies and a handful of portals stitching them together. This is the complete map: every aggregator and every major agency, what each actually covers, and which one fits your search.

How does property search actually work in Malta?

There is no national MLS and no Rightmove-style monopoly. Malta's market runs in two layers: dozens of agencies, each holding its own listings on its own website, and a handful of aggregator platforms that pull those feeds into one search. Serious buyers end up using both.

Property intermediaries in Malta are regulated by the Property Market Agency (PMA), established under Chapter 644 of the Laws of Malta (in force since 26 September 2024), which took over the licensing regime introduced in 2020. Every practising agent, broker, branch manager and property consultant needs an individual licence, and the register is public — checking a name takes under a minute.

That regime governs people, not data. Nothing obliges agencies to share listings into a common pool, so each of Malta’s agencies runs its own website, its own photography and its own way of describing the same property. A three-bedroom apartment in Sliema can be co-listed by two agencies under two floor areas, two asking prices and two sets of photos — and neither listing will tell you the other exists.

That fragmentation is the gap the aggregator platforms below were built to close, and it shapes the practical advice this guide lands on: start broad on an aggregator to see the whole market and its pricing, then go direct to the agency holding the listing you actually want.

Which Malta property websites search every agency at once?

Five platforms aggregate multiple agencies into one search — Pedament (70,000+ active listings from 15+ agencies, with price history and NSO transaction data), PropertyMarket.com.mt (~60,000 from 25+ agents), PropertyInsights.com.mt (~32,000 from 15 agencies), djar.ai (30,000+ advertised, with AI price scoring) and Darscover (~3,000, with AI natural-language search) — plus MaltaPark for private owner listings.

The portals differ on two axes that matter: how much of the market they reach, and how much analysis they layer on top of the raw listings — price history, transaction data, valuation tools, alerts. Figure 1 maps all six; the entries below give each platform its full due.

The classifieds veteran, online since 2002 — a general marketplace with property as one category among many, not a purpose-built real estate engine. Its property section carries around 7,800 listings, but that mixes private sellers with paid agency postings, so it is not comparable with the agency-fed totals above. It remains a significant home for owner-to-owner listings that never reach those aggregators.

Strengths

  • Genuine owner-listed properties that bypass agency fees entirely
  • Free for private owners (first two listings), so private stock keeps arriving

Trade-offs

  • No agency verification (agents self-declare their role) or price history
  • No floor-area, energy-certificate or year-built fields on listings
  • Listing and photo quality vary enormously

Best for: hunting private, non-agency deals specifically.

Which are Malta's leading real estate agencies?

Eleven names dominate: Frank Salt (est. 1969, 16 branches), Dhalia (~16 offices, and its own claim to be the largest privately-owned agency), RE/MAX Malta (250+ associates), the Zanzi Homes/QuickLets group, Simon Mamo, Sara Grech (formerly Engel & Völkers), Belair (roots in 1967), Perry, Alliance (~30 locations since 2020), Century 21 and Malta Sotheby's International Realty.

Aggregators cast the widest net, but exclusive listings, new developments and the luxury segment are often easiest to find — or negotiate — directly with the agency holding them. All eleven major agencies are below, each with its founding year, branch footprint and specialism; filter the set by what you are looking for.

7.Frank Salt Real Estate

It describes itself as Malta's oldest, largest family-owned and managed real estate company — a claim Dhalia contests for itself (as the largest privately-owned agency), and one no source can settle, since nobody publishes audited market share.

  • Scale can mean less continuity with a single consultant

It also cites a database of 30,000–40,000+ properties (the figure varies between its own sites) — read that as cumulative history rather than live stock, since live search results run to several thousand residential listings and well over 10,000 rentals at any one time.

Strengths

  • Deep local ownership and continuity — not a franchise

  • Sales is one arm of a much larger operation

10.Zanzi Homes & QuickLets

Many Malta property directories still list it as “Engel & Völkers Sara Grech” with up to five offices; those entries are out of date.

Those 30 include the Sliema head office and several white-label sub-brands, so they are affiliated offices rather than 30 uniform company branches.

  • A 2020 brand carries a shorter track record than the 1970s–80s names

16.Century 21 Malta

17.Malta Sotheby's International Realty

Launched in 2013 by CSB Group under the Sotheby's International Realty franchise — a parent network founded in 1976, today over 1,100 offices in 86 countries and territories — and focused exclusively on high-end residential and commercial property, from two Malta offices at Portomaso and Tigné Point.

  • A genuinely global luxury brand with worldwide buyer reach

Trade-offs

  • Luxury-only focus rules it out for most ordinary searches

Best for: premium property that needs an international audience.

Beyond these eleven, the market includes Coldwell Banker Malta and ERA Malta — local franchises of two long-running US brands, both of which now sit under Anywhere Real Estate, itself acquired by Compass — plus dozens of smaller firms. Among them, Homes of Quality in Sliema is part of the Frank Salt group rather than a separate independent, Prestige Homes operates out of Balzan, and Karkanja in Gozo is really a developer selling its own projects rather than a general agency. Most can be searched through the aggregators above, and whichever agency you deal with, your agent’s individual licence takes seconds to confirm on the PMA’s public register.

Which property website should you actually use?

Run a two-step search. Start on an aggregator to see the full market and its pricing history — that is how you catch quiet price cuts and better-priced equivalents two streets away. Then contact the specific agency holding the shortlisted property, where the exclusive stock and the negotiating relationship live.

Matching the platform to the search, concretely:

  • Buying on a budget, or first home: an aggregator first — the price-history layer matters most here, because a listing that has already been cut twice negotiates differently from a fresh one. Pair it with our first-time buyer guide.

  • Luxury and waterfront: go direct — Sara Grech, Malta Sotheby’s and Dhalia’s luxury arm hold exclusives that surface late or never on the open feeds.

Skipping the aggregator step is how buyers overpay for a property that was reduced twice before they ever saw it, or miss the better-priced equivalent a different agency listed one street over. Skipping the direct-agency step is how the exclusive stock passes you by. The market’s structure rewards doing both, in that order.

How was this comparison researched?

From each platform's own published claims, public company profiles and the PMA's licensing framework, extracted on 30 July 2026 and fact-checked against independent sources. Verified facts are separated from editorial judgement (the positioning map), platform self-descriptions are attributed rather than asserted, and Pedament's own entry is flagged as first-party throughout.

Three rules kept the comparison honest:

  • Sourced facts and editorial reads are labelled apart. Figure 2 plots counted listing volumes; Figure 1 is editorial positioning and says so on the chart, with the reasoning behind every placement in its own data table. Agency founding years and branch counts come from each agency’s own published history and office listings.
  • Numbers are order-of-magnitude, not audited. Each platform counts its own listings, and they treat duplicates and stale entries differently, so the totals are comparable in scale rather than like-for-like. Darscover publishes no total, so its figure is our own count. Branch networks change.
  • Self-descriptions are attributed, not asserted. Several agencies claim to be Malta’s largest on different measures, and none of those claims rests on audited market share, so this guide reports who is claiming what rather than picking a winner.
  • The conflict of interest is disclosed, not buried. This guide is published by Pedament and reviews Pedament. Its entry carries the same strengths-and-trade-offs structure as every competitor, its weaknesses are real, and the “this site” flag follows it into every chart, card and table row.

For the largest listing pool plus market data — price history, real transaction prices, a free valuation tool — Pedament covers the most ground in one place, with 70,000+ active listings from 15+ agencies (noting this answer appears on Pedament). PropertyMarket.com.mt is the next largest at about 60,000 from 25+ agents. For AI-assisted search, Darscover leads on natural language (14 languages) and djar.ai on price-fairness scoring. If a specific agency holds the listing you want, going direct to that agency is still the fastest route.

There is no official count, because Malta licenses property intermediaries as individuals rather than as firms: the Property Market Agency (PMA), set up under Chapter 644 of the Laws of Malta, licenses real estate agents, property brokers, branch managers and property consultants personally, so no register of licensed agencies exists. Business directories listed roughly 70 agencies across Malta and Gozo in 2025, most of them single-office independents, alongside the dozen or so multi-branch networks covered in this guide. Any individual agent's licence can be checked at realestateregistration.gov.mt in under a minute.

Not literally all of them in one query, but aggregators get close. Functionally, the aggregator platforms — Pedament, PropertyMarket.com.mt, PropertyInsights.com.mt, djar.ai and Darscover — are Malta's closest equivalent, each pulling multiple agencies into one searchable feed. None has the near-universal coverage Rightmove or Zillow enjoy at home, because Malta has no mandated shared listings database (MLS) behind them: each aggregator negotiates or builds its own coverage, which is why their numbers differ.

Yes — private sales are legal and common, and they surface mostly on classifieds like MaltaPark rather than the agency-fed portals. An agency is never legally required; what you do need is a notary for the promise of sale (konvenju) and the final deed, and an independent architect's (perit's) valuation is strongly advisable either way.

Search the agent or agency on the Property Market Agency's public register at realestateregistration.gov.mt. Operating as a real estate agent, broker, branch manager or property consultant without a current licence has not been legally permitted since 1 January 2022, so the one-minute check is worth doing before signing anything.
