Where does this rental data come from?
Live asking rents aggregated from 15+ Malta agencies, monthly-normalised, refreshed daily.
The numbers are computed from active rental listings aggregated across 15+ Malta and Gozo estate agencies — RE/MAX, Alliance, Frank Salt, Simon Mamo, Zanzi Homes and more. They cover residential homes only — garages, commercial units and land are excluded — and reflect asking rents, not the final agreed figure, ignoring listings without a price.
Daily, weekly and yearly lets are converted to a monthly equivalent so the averages compare like-for-like, and any locality or size band with fewer than three active rentals is omitted so a single outlier can’t pose as an average. Figures are indicative of the live market and move with it.
Common questions
Frequently asked questions
The figures on this page are live averages computed from current asking rents across 15+ Malta and Gozo agencies. Rents priced per week or per year are converted to a monthly equivalent so everything compares like-for-like. Use the locality and bedroom tables for the breakdown that matches what you're looking for.
These are asking rents — the prices landlords and agencies advertise — not the final agreed figure. The agreed rent is often a little lower after negotiation, especially for longer leases or properties that have been listed for a while.
Coastal and central hubs like Sliema, St Julian's and Valletta typically command the highest rents, while inland and Gozo localities are usually more affordable. The locality table below shows the current average for each area with enough active listings to be meaningful.
The underlying listings refresh daily as agencies add, re-price and remove properties, and the aggregates here recompute on a similar cadence. Localities with fewer than three active rentals are hidden so a single listing can't skew an average.
