Frequently asked questions

The data updates daily. Pedament's scraper runs overnight across 15+ Malta estate agencies, adding new listings and marking removed ones as inactive. The charts and KPIs on this page reflect the current active listing pool.

All data is aggregated directly from live listings across Malta's major property portals — RE/MAX, Alliance, Frank Salt, Simon Mamo, Zanzi Homes and more. Pedament scrapes each source daily and normalises the data into a single dataset.

Many Malta properties are listed by multiple agents simultaneously (co-agency or open listings). Pedament deduplicates where possible based on address and price, but some duplicates remain in the raw data. The statistics represent listing counts, not necessarily unique properties.

The median is the middle value when all listing prices are sorted — 50% of listings are priced above it, 50% below. It's more useful than the average (mean) because it isn't skewed by a small number of very high-end or distressed listings. Both are shown in the KPI cards.

Some fields (e.g. floor area in m²) are not consistently published by all agencies. Metrics that depend on incomplete data will show 'N/A' or be excluded from averages rather than skewing the results with partial data.
