Data is sourced from NSO Malta's monthly Residential Property Transactions release (NR-142) and runs to July 2026.
Within the period on file, the busiest single month for Ix-Xagħra was November 2025 with 31 registered deeds. Malta's market historically peaks around December — the Q4 deeds rush in the months before the seasonal stamp-duty resets — and Ix-Xagħra broadly follows that rhythm.

Promise-of-sale agreements ("konvenju") are signed roughly six months before the final deed of sale is registered, so the gap between the POS line and the deeds line on the chart is the visible pipeline. A promise of sale ("konvenju") is the binding pre-contract a buyer signs before the final deed of sale. NSO publishes the count of these monthly. Because deeds register about six months after promises, the POS line on the chart is a forward-looking indicator of where deed activity is heading.
